The Locale team is comprised of self-starters, hard workers, and ping pong-aficionados alike. We come from different backgrounds, but are all working towards one common goal: create the best workplace environments in Southern California in collaboration with outstanding partners.
We’re a small team with some big ideas. Coming from large, corporate companies, we all were drawn to the entrepreneurial spirit of Locale - a place where we could all come together and make these big ideas a reality.
The founding principal of Locale Advisors, Philip Monroe has over 32 years of experience in the commercial real estate industry. Philip has taken the knowledge and relationships he built at previous roles as partner at Cruzan | Monroe and Burnham Real Estate (now Cushman & Wakefield) to create Locale Advisors.
During his 16 years as a Principal, Philip has acquired over $1.5 Billion of properties with various institutional and high net worth partners. Philip’s investment experience includes value add, adaptive re-use, development and core acquisitions. Philip began his career at Burnham Real Estate (now Cushman & Wakefield) where he was the firm’s top producer the last 6 consecutive years of his tenure.
Philip graduated from UC Santa Barbara with a degree in BioChemistry. He was also educated at Ecole Nouvelle in Lausanne, Switzerland.
But it’s not all work and no play for Philip. In his spare time, he loves playing hoops, skiing, golfing, reading, and traveling with family.
Philip’s favorite part about working with the Locale team? The mixture of serious business and joie de vivre that permeates the office each day.
As the Vice President of Acquisitions at Locale Advisors, Jay Boyle is involved with acquisition and daily management activities. Before joining the Locale team, Jay was a vice president at Eastdil Secured where he helped facilitate nearly $1.9 billion in equity sales transactions totaling over 5.6 million square feet. He began his career at Grubb & Ellis (now Cushman & Wakefield) where he took a leadership role in the Capital Markets division and earned Rookie of the Year honors in the Southwestern United States.
Jay’s “daily management activities” don’t stop once he leaves the office – in his spare time, he can be found chasing his two daughters around town. What makes Jay stand out from the other members of the team? According to him, it’s his dashingly good looks and charming personality. Jay has a Degree in Real Estate Finance from San Diego State University, or better known as Harverd [sic] of the West.
As Vice President of Asset Management at Locale Advisors Matt Panebianco is responsible for overseeing operations such as leasing and third-party management. Matt has over 20 years of real estate and finance experience, having worked for real estate owners, third-party management companies, and a Fortune 100 company.
His unique background provides a new perspective when it comes to understanding the needs of property tenants and owners. While he’s not gulping down espresso and overseeing operations at Locale, Matt enjoys spending time with family and friends and riding dirtbikes and mountain bikes. Matt has a Bachelor of Science in Business Administration, Finance from San Diego State University.
Asset Manager at Locale Advisors, Hai Blankinship is responsible for overseeing third-party property management operations, lease administration, transactional support, and construction accounting activities. Hai came to Locale with over 10 years of experience in real estate and property management. At her last gig as a property manager at Equity Office Properties, Hai coordinated property management operations on over 750,000 square feet of Class A office and medical space in La Jolla, University City, and Kearny Mesa.
In her free time, Hai likes to go “taco cruisin” with her husband, which involves driving down south and giving a few of San Diego’s delicious taco shops a try. Although she has yet to try more than three different taco shops over the course of an evening, she is working to change that soon.
Other than the endless supply of roasted nuts and mints, Hai’s favorite part about working at Locale is the camaraderie and friendly competition among everyone in the office. Hai has a Bachelor of Arts in Sociology from UCLA.
As Vice President of Development & Construction, Brian is responsible for managing active and pipeline projects through all phases of development, including acquisition support, entitlements, design, permitting, procurement, and construction.
During his 14 years in development and construction, Brian has delivered projects across a wide range of industry sectors including office, and medical office, healthcare, biotech, life science, retail, and residential properties. Prior to Locale, Brian managed the vertical development and land pipeline for Kilroy Realty in San Diego.
Brian is a graduate of Cornell University where he also played on the Varsity Lacrosse Team. In his spare time, Brian likes to run, surf, ski, mountain bike and spend time with his family.
His favorite part about working at Locale? The culture! The Locale team is composed of a highly skilled group of professionals who all embrace the future of the workplace. We work hard and have fun.
As the resident Marketing Specialist at Locale Advisors, Melinda Gravitt is involved with the marketing, branding, and social media for the Locale brand as well as coordinating project amenities and internal/external events. Before joining the Locale team, Melinda worked at Cassidy Turley San Diego (now Cushman & Wakefield) and Alexandria Real Estate Equities, Inc.
When she’s not busy promoting the Locale brand, Melinda likes to exercise, travel, and adventure around San Diego and Baja Mexico. What makes Melinda stand out from the rest of the team? She is the only one who has lived and worked abroad – Melinda lived in China for almost 2 years! A graduate of The University of Arizona in Tucson, Melinda earned her degree in Business Marketing.
As an Acquisition and Development Coordinator at Locale Advisors, Scott provides direct support to the Acquisitions, Construction, and Development teams. He is responsible for managing and developing market research reports, new acquisitions packages, due diligence, and project coordination. In other words, Scott is the guy who makes sure that everything runs smoothly, including our GRIT Acquisitions Program.
In his spare time, Scott likes to fish, explore the outdoors, and try out new San Diego eateries. What makes Scott stand out from the rest of the Locale team? He’s the youngest one – a recent graduate from Cal Poly San Luis Obispo.
